Real estate investment trusts increasing lobbying profile - Sunlight ...

As more businesses opt for a legal status known as "real estate investment trusts" (REITS) to qualify for tax breaks, they have an active champion in Washington, the trade group known as the?National Association of Real Estate Investment Trusts.

The group may not have the name recognition of some of the larger financial lobbies, such as the American Bankers Association or the Real Estate Roundtable, but it has a very active lobbying profile, primarily on tax bills. This week the group, known as NAREIT,?reported spending more than $1 million during the first quarter of this year, almost doubling the amount it spent during the first three months of last year. Since 1991, the group has reported spending more than $27 million on lobbying and $8.7 million on campaign contributions, according to a search on Influence Explorer. The contributions are almost evenly split between Democrats and Republicans.

NAREIT employs a stable of in-house lobbyists as well as a long list of lobbyists for hire--a total of 41 in 2012, according to a search on Influence Explorer. Robert Dibblee,?senior vice president of government relations for the group, is a fixture?at?Washington fundraisers for members of Congress.

Traditionally REITS are entities that invest in and own properties and are traded on the open market. However, as the New York Times reported this week, more corporations in diverse businesses are beginning to reorganize as REITs because of the tax advantages involved--they are largely exempt from federal taxes. For example, the Corrections Corporation of America, which operates for-profit prisons, recently received approval from the Internal Revenue Service to reorganize as a REIT and, according to the Times, hopes to save $70 million in taxes as a result. The company justified the change by arguing that the money it collects from governments for holding prisoners is effectively rent.

Among the tax issues top on NAREITs agenda is to amend law to make investment in REITs more attractive to foreign investors by easing their taxes. The group is a strong supporter of legislation known as the Real Estate Jobs and Investment Act?and?continues to work actively to change the law both in Congress and through the federal agencies, under the banner of ?"FIRPTA Reform."

Another bill the group has been active on: ?The Marketplace Fairness Act,?now under consideration in the Senate. The bill would give states the authority to force online retailers to collect local taxes. States see the bill as a revenue enhancer; critics decry it as a tax hike. The real estate industry backs it because, like other brick-and-mortar enterprises, it sees online sellers as having an unfair competitive tax advantage under the current system. The Senate has scheduled a procedural vote this afternoon that will determine whether the legislation gets an up-or-down roll call on final passage, or is blocked by a filibuster.

It works by automatically taking several shots with different focus points from your iPhone's camera, delivering the best results if you hold very still and have subjects in the near foreground and far background. You can then change focus by clicking different parts of the resulting image, which is hosted on the company's server and can be shared via a link. After playing with the app ourselves for a bit (see the More Coverage link), we've got to admit we're stupidly hooked -- you can grab it at the source for $1.99.

Meet the new Zito

Barry Zito got tagged with some sort of hippie/playboy/zen master stereotype when he came up with the A?s. Since then most of that has been obscured by talk of his contract, his pitching struggles and then his nice little comeback the past season or so.

But his?interview?in the May ?GQ? reveals a much different Barry Zito than that which exists in casual, popular perception. ?Turns out that he found God in 2011 and he and his wife have immersed themselves in ?the Christian faith? to use Zito?s term. Also: while he still surfs and does yoga, he has a new passion:

You?ve been written about a great deal, as you pointed out. But is there anything you?re interested in that we don?t know about?

Let?s see. I?ve kind of picked up a new hobby of shooting firearms. So that?s something that I?ve really gotten excited about lately. I think when you have a family and you understand that you have so much to lose if some lunatic is gonna come off the street and try to do something in your home, it makes you feel a little better to know that I?ll be able to defend my family. It?s a utilitarian thing. That?s basically what it?s about.

I?m struggling to think of whose violent impulses are so messed up and random that Barry Zito of all people becomes the target of them, but I suppose that sort of thing, by definition, defies rational analysis.

The bigger takeaway, I think, is that while it?s often tempting and easy to pigeonhole hippie/playboy/zen/surfer types on the one hand, and it?s tempting and easy to pigeonhole Christian gun owner types on the other, there are a lot of people ? probably most people ? who fit neither of those easy caricatures. Zito is his own dude, comes off as a pretty thoughtful dude, and there?s something cool about that.

In other news, that Zito interview is part of a baseball package which includes Buster Posey, Zito,?Brandon Phillips,?Chase Headley,?Jake Peavy, and?Andre Ethier modeling clothes that are vaguely baseball-inspired. Posey in what look like sweat-capris is a particular highlight.

Next month, if there is a God in Heaven who loves us and wants us to be happy, we?ll have the Matt Adams/Billy Butler swimsuit?pictorial.

The 'Something Better to Do' singer puts her upcoming Vegas gig on hold to spend time with sister Rona, who was recently diagnosed with the life-threatening illness.

Grammy Award-winning singer and actress was tapped to stand in for the sibling tandem of and during their away dates at the Flamingo but fans excited to see the "I Honestly Love You" singer performing live will be sadly disappointed. The 64-year-old artist has decided to postpone her Las Vegas residency in light of "very sad news" that older sister Rona Newton-John has been diagnosed with brain cancer.

"I received the very sad news that my beautiful sister, Rona Newton-John, has been diagnosed with brain cancer," Newton-John said in a statement. "In light of this news, I have decided to postpone my forthcoming Las Vegas residency to spend time with her and our family."

The "Grease" actress added, "As a cancer 'thriver' myself, as many people are, I am very aware of the importance of love, support and family during this journey she is about to begin. I want to thank everyone in advance for respecting our privacy during this difficult time".

Newton-John herself was diagnosed with breast cancer in the early 1990s. She underwent both a mastectomy and chemotherapy treatments and has been declared cancer-free. She has since been an advocate, helping the fight against the life-threatening illness, opening the Olivia Newton-John Cancer and Wellness Centre at the Austin Hospital in Heidelberg and just this year, a new cancer center in her own hometown in Melbourne.

NYC rolls out six Nissan Leafs in EV taxi pilot, good luck catching one

New York City's full-on EV taxi blitz may not come until late this year, but the metropolis is taking its first tentative steps into that electric world as of today: it's deploying the six Nissan Leaf cabs promised as part of a pilot program. The half-dozen sedans will spend a year on the road, with officials able to gague the effectiveness of EVs as taxis when they have access to both regular chargers at their home bases as well as fast chargers in Manhattan's Far West Side, Lower East Side and Union Square. Don't expect to hail an eco-friendly cab very often, though -- along with the daunting numerical odds, the Leaf drivers have more liberty than usual to turn down passengers and protect their remaining power supply. If you do happen to find yourself in the back seat, however, you'll likely get a glimpse at New York's cleaner and quieter future.

'Dancing' dud Andy Dick struggles again

The ballroom battle continued to heat up on "Dancing With the Stars" Monday night, but there was more than one battle going on in the competition.

At the top of the leaderboard, the fight was for first-place bragging rights -- ?and that continued to be a neck-and-neck battle between "Dancing" queens Zendaya and Kellie Pickler (more on that later). But from the back of the pack, Andy Dick was fighting too -- fighting to stay in the competition.

Andy is far from the best dancer, but what the actor-comedian lacks in technique, he more than makes up for with sincerity and fun.

For his latest routine, he attempted a sexy samba with partner Sharna Burgess. What he delivered didn't exactly look like a samba, and it certainly wasn't sexy. But it was big on personality, and there wasn't anything halfhearted about it.

"Andy, if the others have climbed hills, you have climbed mountains," head judge Len Goodman said of his efforts.

But moving mountains doesn't show up on the scoreboard. Len and his fellow panelists gave Andy 6s all around.

Fair enough -- or at least it would have been, had the judges not given former "Bachelor" Sean Lowe three more points than that for his own seriously flawed samba.

Len told Sean he needed to set his sights higher than just beating Andy -- a low blow that earned boos from Andy's fans

"Is that the best you can do with the booing?!" Len asked, egging on the crowd.

If that slight made Andy's supporters unhappy, their moods didn't improve after Victor Ortiz took the floor. The boxer looked lost throughout his rumba routine and obviously missed a few steps along the way. Heck, he knew it was bad -- he was shaking his head when it was all over. Still, what turned out to be the worst dance of the night earned him the exact same score as Andy.

The other stars had a far better night. Actor Ingo Rademacher put on his best dance yet with a 24-point tango, and Aly Raisman beat him with her flowing 27-point foxtrot.

And as for the aforementioned "Dancing" queens, they both proved worthy of heir matching scores of 29 points. Zendaya's near-perfect cha-cha wowed the crowd, and Kellie's quickstep wowed Len (who handed out his first 10 of the season for it).

But everyone had one more chance to add to their scores before the night was over. In honor of the show's theme for the evening -- Stevie Wonder night -- the celebs split into teams for group routines.

Team Paso, made up of Zendaya, Ingo, Jacoby and Victor, moved to "Higher Ground," while Team Samba (Kellie, Sean, Aly and Andy) grooved to "Supersition." The judges favored the latter act, giving the samba set a score of 25 points versus 23 for the other team. And that made all the difference when it came to the various ballroom battles.

Suddenly the "Dancing" queens weren't neck-and-neck, as Kellie nabbed the lead for the night.

And Andy? He just barely climbed out of last place thanks to those extra points. Of course, only time will tell if he has enough support from fans to stick around on beyond Tuesday night.

Foxwoods Partners With GameAccount to Offer Online Gaming in ...

On Monday, Connecticut-based Foxwoods Resort Casino announced a partnership with GameAccount Network to deliver online gaming opportunities to the United States market.

The Mashantucket Pequot Tribal Nation (MPTN), which owns and operates Foxwoods, said it would initially focus on play-money games until legislation allows real-money wagering in the U.S. The agreement is subject to regulatory approval, but MPTN said it would release a play-for-fun gaming site at some point this year.

The agreement includes business-to-business (B2B) operations and will provide turnkey online gaming solutions for other Indian casinos and gaming operators.

According to the tribe, Foxwoods.com attracts one million unique monthly visitors.

As of yet, Connecticut legislation has not discussed the allowance of real-money online gaming within the state, nor has the state indicated whether the issue would be brought into discussion within the future.

New Jersey, Delaware, and Nevada are the only states that regulate online wagering in the U.S. New Jersey and Delaware offer casino games; Nevada only allows online poker.

Monday's agreement comes just a few months after Foxwoods? southeastern Connecticut rival, Mohegan Sun, signed a deal with Amaya Gaming (now owned by Bally Technologies) to provide free-play online poker. That deal, made in November last year, was the first agreement of its kind made by an East Coast casino bringing online gaming and poker to the U.S.
