Right place, right time -- Real estate agents with listings in Kahala are finding there's no time like the present to find prospective new homeowners.
Kahala's sweeping ocean views and lush green spaces are the stuff American dreams are made of and for the right price you can own a slice.?
Area homeowners looking to sell are taking advantage of an increase in visitors for the Sony Open -- which is why you'll see For Sale & Open House signs on practically every street surrounding the Waialae Country Club.? An estimated 250-thousand people come to Kahala for the Sony Open each year -- and all it takes is for one of them to be a buyer!
"If they come to golf course and enjoy it and realize there's houses along the Waialae Country Club -- and what about these houses? Certainly I can afford to buy it, right? So really it's a good exposure to a targeted affluent market," said Sachi Braden, a real estate agent who specializes in luxury homes.
"I think it's very clever, good marketing," said Jim Schaal. He and his wife are visiting from Pennsylvania, where they're trying to sell their home.?
His wife, Judy agreed-- saying she would appreciate increased traffic like this in her neighborhood. "Without a doubt! Now it's in Pennsylvania and there's a foot of snow there at this moment --?it doesn't look like this! But it would be a wonderful technique, yes!"
Real estate experts say homes from the golf course all the way to Diamond Head have extended Open House hours during the tournament. Agents have found one of the best ways to spread the word is with signs at locations like Triangle Park where spectators wait to get shuttled to the course
"We rode the bus over to the drop off point over here and I would say probably close to a third of the houses were for sale," said Schaal.
?It's a technique that has proven to be successful, so much so -- local real estate agents say they tell their clients to have their listing ready before the tournament every year.
"Even though they are not planning to buy it when they walk in often time with these people they would like to have it," said Braden.
Typically, open houses are held every Sunday afternoon, but real estate agents said the exception is during the Sony Open -- when homes for sale in the Kahala area host open houses every day throughout the tournament, in hopes to attract and accommodate prospective buyers at a moment's notice.
